LiveWorkLearnPlay led the planning and management of the Big Bay Point project and was instrumental in supporting the program to secure public approvals for the development and ensure that it was market feasible.
THE PLACE
Big Bay Point is located at the mouth of Kempenfelt Bay, on the shores of Lake Simcoe. The future home of Eastern Canada’s largest fresh water marina, and a championship golf course, Big Bay Point will quickly become a premiere mixed-use resort destination. The site, being developed by Kimvar and Geranium Corporation, is located just 15 minutes from Barrie, Canada’s fastest growing city, and 90 kilometers north of downtown Toronto.
OUR FOCUS
LiveWorkLearnPlay led the planning of the mixed-use waterfront village at Big Bay Point and conducted market research and financial analysis for the development. A Commercial Planning Study (CPS) was prepared which evaluated the feasibility of the commercial mixed-use core, the marina, and the golf course. Market research and strategic direction were also provided for the residential program, overall phasing, and potential funding structures for the development. LiveWorkLearnPlay also worked closely with Urban Design Associates and DPZ to lead a public charrette process.
WHAT WE HAVE ACHIEVED
- Completed a Commercial Economic Study (CES) to establish the amount of supportable commercial space
- Analyzed the regional golf and marina markets to inform operation and asset disposition strategies
- Led a public charrette process with Urban Design Associates and DPZ to gather input from stakeholders
- Provided input on site plan, zoning, development issues and management of project
- Developed an alternative program and phasing to better respond to current market conditions
- Testified before the Ontario Municipal Board, which approved the development
- Helped secure approval of the project at the municipal level
