La Closerie

La Closerie is one of the largest real-estate investments in the City of Montreal and was a catalyst for the revitalization of the Ville-Marie Borough of Montreal, selling out the project at $38 million.
THE PLACE
La Closerie is a 16-story luxury high-rise condominium located in the southwest core section of Montreal. Sitting at the corner of René-Lévesque Boulevard Ouest and St-Mathieu Street in the Ville-Marie district, the project has repeatedly been referred to as a “linchpin” in the rejuvenation of one of Montreal’s oldest neighbourhoods. The modern building features 108 residential units that range from 1 to 3 bedrooms, and 4 levels (30,000 square feet) of below-grade parking.
OUR FOCUS
A current Principal of LiveWorkLearnPlay was responsible for the conceptualization, development and project management of La Closerie. As a senior member of the development team, the Principal helped to lead the site planning, complete pre- development functions, direct the marketing and sales process, secure financing, and manage the construction of La Closerie, from 2002 to 2005.
WHAT WE HAVE ACHIEVED
- Conducted in-depth market research to determine demand for luxury residential development in Downtown Montreal
- Oversaw the day-to-day management of the development planning process, including the receipt of approvals from the municipality
- Pre-sold 40 units more than 10 months in advance of occupancy date
- Managed multiple partners and stakeholders involved in the project, including foreign equity investors
- Arranged both interim and senior debt financing to enable project implementation
