Le Roc Fleuri’s soaring residential sales program led to the $114 million sell-out of the 140-unit luxury condominium, which sits in the heart of Downtown Montreal.

THE PLACE

Le Roc Fleuri is a prestigious 24-story mixed-use residential condominium located in Downtown Montreal, in the heart of the city’s Golden Square Mile. The landmark building boasts European architectural elements, state-of-the-art technology, 10 luxury penthouses, and five floors of ramp-free underground parking. The mixed-use high-rise contains a fully equipped, multi-functional event centre and banquet hall, an infinity pool and whirlpool spa, as well as 7,000 square feet of ground floor mezzanine, which features various specialty retail with street- front access.

OUR FOCUS

A current Principal of LiveWorkLearnPlay helped to lead the development team for Le Roc Fleuri, from the conceptualization of the plan to the completion of the building in 2006. The team planned, developed, leased and sold both the residential and retail components of the project. The end result was the development of “Montreal’s most prestigious address” – a mixed- use building that has been a major residential and commercial success.

WHAT WE HAVE ACHIEVED

• Conducted in-depth market research to determine the economic viability of the mixed-use development
• Supervised and managed the entire construction process on behalf of the client, providing direction on architectural conception and design, to structural engineering elements
• Developed first-class 3,000 square foot multifunctional event area with a full kitchen
• Arranged all interim and senior debt financing for the project
• Led the marketing and sales of Le Roc Fleuri, with the building ultimately selling-out at $114 million
