A highlight of LiveWorkLearnPlay’s Phase I and II work was it’s contribution to Mueller’s response to a Request for Proposal (RFP) issued by the Austin Children’s Museum (ACM), followed by a presentation to their executive board, led the ACM to select Mueller as the future location of its new and expanded $20 million facility, a move from its existing Downtown location.

THE PLACE

Mueller is the City of Austin’s redevelopment of the former Robert Mueller Municipal Airport located 2 miles from the University of Texas and 3 miles from Downtown Austin. An award-winning community and anticipated to be a new cornerstone neighborhood for the City of Austin, Mueller features significant commercial, retail, residential and medical development, including the Dell Children’s Hospital and University of Texas Health Research Campus.

OUR FOCUS

LiveWorkLearnPlay’s process began with the envisioning and demand-based market analysis that set the strategic direction for development of the Town Center, positioned to become a vibrant, social mixed-use district serving as the commercial, civic, recreational and cultural heart and soul of the community. LiveWorkLearnPlay continued on to lead the commercial master planning process, focusing on a financially viable and highly experiential commercial and public use program, integrated with the district’s urban design master plan, in order to bring the Town Center to life.

WHAT WE HAVE ACHIEVED

• Conducted a viable Commercial Planning Study (CPS) that guided a strategic direction for the development based on the history and culture of Austin, the competitive commercial market, and a demand-based target market analysis and Commercial Economic Study (CES) which assessed the amount of supportable retail/commercial square footage within the Town Center
• Through presentations and dialogue with City and community officials, facilitated and garnered the support of key stakeholders for the development
• Participated in public process, in-person focus groups with over 400 Mueller and Austin residents
• Helped secure the commitment of the Austin Children’s Museum to move its facility from Downtown Austin to a new expanded location at Mueller
• Prepared the commercial tenant mix program, detailing the appropriate mix of individual commercial uses and experiences for all street and upper-level commercial spaces within the Town Center
• Provided strategic direction towards the preparation of commercial budgets and proformas for a variety of development scenarios related to the Town Center commercial assets
