The Newburgh Waterfront Project is one of the most important and vital undertakings for the City of Newburgh in recent history. This public-private initiative is expected to revitalize the downtown and provide a mix of housing, commercial, retail and open spaces near the waterfront.
THE PLACE
LeylandAlliance LLC is leading the development of a mixed-use urban village in Downtown Newburgh. The property’s location in proximity to a new campus for Orange County Community College (SUNY); a popular ferry service that links to the Metro North train station (with service to Grand Central Station in Manhattan); and Interstate 87 make it well positioned to attract a regional and tourist market.
OUR FOCUS
LiveWorkLearnPlay led the planning and development of the commercial aspects of the Waterfront Village, which feature destination commercial uses including as hotel, restaurants, and specialty retail. The development site boasts views of the Hudson River, is adjacent to a fast-growing waterfront restaurant and entertainment district, and is expected to help revitalize Newburgh and connect the City’s waterfront to Broadway, Newburgh’s Main Street.
WHAT WE HAVE ACHIEVED
- Led the process of developing a unique commercial mixed- use vision for the Newburgh Waterfront development site
- Conducted primary market research by holding focus groups with commercial businesses, community leaders and other key stakeholders
- Concluded a demand-based commercial market study and economic analysis
- Conducted regional case studies of towns and neighborhoods using LiveWorkLearnPlay’s proprietary “Fourth Place” framework, assessing the 4Ps of each place (Note: the 4Ps highlight the personality, planning principles, physical analysis and performance of each place)
- Collaborated with the developer and master planning team, led by DPZ, to delineate neighborhood areas and stories
- Programmed a mix of viable and experiential anchor commercial uses within the planned neighborhoods
